Porch Rails Needed

Handrails are missing at this porch and @ steps at this San Antonio Home Inspection.
Since the porch slab level is over 30" above grade a guardrail at all sides is required at a minimum of 36" high. That also creates the need for handrails at each side of the open steps. The stair handrails would need to be between 34 - 38" high.  Riser heights at steps need to be no higher than 7- 3/4" each and have to all be within a 3/8" variance in height of each other. As seen in the photo that was not accomplished. A variance in riser heights can create a safety issue as a trip hazard.
